External mastic in Sauchen

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Cracked brickwork or render that needs a builder or plasterer
  • Rising or penetrating damp from elsewhere in the wall
  • Walls that need new movement joints cut into them

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints

External mastic in Sauchen, done properly

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. Common call-outs are for failed seals between different materials and rigid filler in a joint that should flex, across concrete & block, façade panels and joints between brick and frames.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

You get a one-year guarantee, the same in Sauchen as everywhere else we work.

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Sauchen depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Let us know about stairs, lifts or work at height

Sauchen buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In and around Sauchen, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. For jobs in and around Sauchen, choosing the right material for each joint is as important as a tidy finish.

How the job changes by surface

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Copings and trims

Metal and stone copings both move with temperature, so a flexible sealant suits them best year round.

What affects the quote in Sauchen

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any mould that needs treating
  • Access and height
  • The type of sealant required
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed

Sauchen: your questions answered

What guarantee comes with external mastic in Sauchen?

All our work, in Sauchen and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Sauchen?

Yes. Sauchen is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Are you insured?

Yes. Mr Mastic is fully insured.

What does external mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Avoid pressure-washing directly into sealant joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Do not let climbing plants root in the sealant
  • Tell anyone working on the walls about the movement joints

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint and spoil the finish.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.

Landlord and commercial work in Sauchen

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
