External mastic in Midmar, done properly
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we don’t skip that step. If you are dealing with brick movement joints where the sealant has split and sealant that has lost its bond to the brick or render, we can help, on façade panels, render & cladding joints and joints between brick and frames alike.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Should I try it myself first?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Why deal with it now?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. In an older home around Midmar, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

How the job changes by surface
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Walls and rooflines in Midmar
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Whether the job is in Midmar itself or nearby, the right material for each joint matters as much as a neat finish. Around Midmar, as everywhere, external mastic is only as good as the preparation behind it.

When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Movement that’s more than a sealant joint can take
- Cracked brickwork or render that needs a builder or plasterer
- Cutting new joints into brickwork, which is building work rather than sealant work
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
What we seal

What happens on the day
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outdoor work around Midmar depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

Common questions in Midmar
Will you come out to Midmar?
Yes, Midmar is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Midmar for external mastic?
Yes. Our work covers the whole of Scotland, and Midmar is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Is it OK to fill a movement joint with cement?
No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. We’ll reseal it with a flexible sealant.
How long does the job take?
As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer.
Are you fully insured?
Yes, we’re fully insured.
Do you seal joints where cladding meets other materials?
Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

How to look after the new joints
So the new joints stay in good condition:
- Keep soil, plants and ivy away from the joints
- Avoid pressure-washing directly into sealant joints
- Leave the joints unpainted unless we have said otherwise
- Tell anyone working on the walls about the movement joints
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
