About our new build mastic in Midmar

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly instead of bonding to the dust. We work on kitchens, show homes and bathrooms & en suites, and the jobs we see most are worktop and upstand sealant coming away and cracked sealant around new window and door frames.

For a place like Midmar, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

Whatever the size of the job, you get the same one-year guarantee.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Get a leaking seal dealt with right away
  • Put sealant faults on your snagging list early
  • Look at the sealant regularly in the first couple of years
  • Open a window or run the fan after bathing

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents, which can damage the surface.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • Your warranty claim itself, which is between you and the builder
  • Cracking that points to a structural problem
  • Damaged fittings that need replacing

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. Somewhere like Midmar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each joint is checked for movement before we start.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Advice

When to call us in Midmar

Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint and the sealant may split.

These are the problems we are asked about most:

  • Sealant applied over dusty or wet surfaces
  • Leaking shower tray seals in a new home
  • Gaps behind new kitchen upstands
  • Cracks appearing as a new home settles

Whether the job is in Midmar itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • How long the guarantee is
  • What happens if they find a problem under the old sealant
  • What the cure time is
  • Whether they’re fully insured

FAQs for Midmar

Is there a guarantee on new build mastic in Midmar?

All our work, in Midmar and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you cover Midmar for new build mastic?

Yes. Our work covers the whole of Scotland, and Midmar is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Can new sealant go on top of the old bead?

No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before work begins.

Can you do plot mastic on a new development?

Yes. We seal plots to the developer’s programme ready for handover. Get in touch with the number of plots and the scope for a clear quote.

Do you use white or clear sealant?

Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

How much does new build mastic cost in Midmar?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

What affects the quote in Midmar

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any mould that needs treating
  • The number of rooms or windows
  • The product the joint needs
  • When we can work, for business premises

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

When you call or email, these details help:

  • How we’d reach the joints
  • Where the property is
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand.

Why act early in Midmar

It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times to plan around. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Why choose Mr Mastic in Midmar

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
