External mastic near Echt

About our external mastic in Echt

For buildings in Echt, we reseal external joints of all kinds, from brick movement joints to cladding panels. Every joint gets the same careful preparation: clean joint faces and the right depth. Typical jobs include joints pointed up with cement by mistake and gaps where render, brick and frames meet, on concrete & block, joints between brick and frames and façade panels.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

What happens if it’s left?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In an older home around Echt, damp from a failed joint can get into timber and plaster.

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Echt need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Outside joints around Echt

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to Echt Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Signs you need external mastic in Echt

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

Look out for these signs:

  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints
  • Cracked joints where brick meets render or frames
  • Panel joints letting water in

Around Echt, as everywhere, external mastic is only as good as the preparation behind it.

Our hiring checklist

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Ask before painting over external sealant
  • Act on the first splits you see
  • Look over the joints every year, ideally after winter
  • Make sure movement joints aren’t pointed over

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
