Sealant work in AB32

Our bathroom resealing service in AB32

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include splits where the tray meets the wall and shrunken sealant along the back of a worktop, on sinks & splashbacks, basins & vanity units and wet rooms.

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Bathroom resealing across AB32: local notes

From Westhill, Elrick and Kirkton of Skene to its smaller places, homes across AB32 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including AB32.

Westhill: Around Westhill, as everywhere, bathroom resealing is only as good as the preparation behind it. For site and facilities teams at buildings such as Westhill Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Surface by surface

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Common problems we fix in AB32

Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.

These are the problems we’re asked about most:

  • Failed sealant on the screen profile
  • Sealant that has split, shrunk or peeled away
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black

What affects the quote in AB32

We do not publish a price list. What we look at:

  • How many areas need sealing
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • The amount of work

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

To help us quote quickly, let us know:

  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Common questions in AB32

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses, and we’re fully insured.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

What colours of sealant can you use?

You are not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.
