Need external mastic in Kirkton of Skene?

External mastic in Kirkton of Skene, done properly

On houses, flats and commercial buildings across Kirkton of Skene, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean joint faces and the right depth. If you have joints pointed up with cement by mistake and hard, crazed mastic that has stopped moving, we can put it right, whatever the surface.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

A one-year guarantee comes as standard, so you’re covered after we have gone.

How the job changes by surface

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it or an approved alternative. Send us any details you have about the façade.

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.

Your questions about external mastic in Kirkton of Skene

Do you cover smaller places like Kirkton of Skene?

Yes. Kirkton of Skene is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is external mastic in Kirkton of Skene guaranteed?

All our work, in Kirkton of Skene and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Where are you based?

We work from Crawley. Our applicators cover Kirkton of Skene.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

How do you reach high-level joints?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.

Landlords, agents and businesses in Kirkton of Skene

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How the visit works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Around Kirkton of Skene, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

Advice

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What you get with us

  • Sanitary silicone with an anti-fungal additive in wet areas
  • Colour picked to suit the job
  • Any old sealant cut out fully, not covered over
  • An ARBOMaster approved applicator

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Keep soil, plants and ivy away from the joints
  • Keep water from gutters off the wall
  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Walls that need new movement joints cut into them
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracking across the wall rather than at a joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Outside joints around Kirkton of Skene

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Signs you need external mastic in Kirkton of Skene

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

If you can see any of these, it’s time to have the joints looked at:

  • Joints pointed up with cement by mistake
  • Weeds or debris growing in open joints
  • Damp patches traced to an open external joint
  • Movement joints with cracked, split or missing sealant

Schools such as Westhill Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
