When to call us in Dunecht
Caulk is the usual filler for skirting. It cracks where there’s movement or water.
The problems people generally mention when they call include:
- Chipped and open joints in warehouse floors
- Skirting that has pulled away from the floor
- Cracked grout where a tiled floor needs a movement joint
- Gaps between floors and kitchen plinths
Around Dunecht, as everywhere, floor joint sealing is only as good as the preparation behind it.
What your quote should include
- What preparation is included
- Whether the sealant suits the joint
- What happens if the job turns out different
- How the colour is chosen
Floor joint sealing for homes and businesses in Dunecht
Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints using a product that suits the floor. We work on concrete floor joints, wet room & bathroom floors and thresholds, and people most often call us about worn sealant at door thresholds and caulk that has cracked where the floor moves.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
There’s a 12-month guarantee on every job.

What affects the quote in Dunecht
The quote reflects the job in front of us. We look at:
- Which sealant suits the joint
- When we can work, for business premises
- How easy the joints are to reach
- The amount of work
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Whether it has been sealed before
- Roughly how big the job is
- How we’d reach the joints
- Where the property is
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details.
Different surfaces, different methods
Thresholds
Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.
Tiled floors
When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint.
What floor joint sealing looks like in Dunecht
Across Aberdeenshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
For jobs in and around Dunecht, choosing the right material for each joint is as important as a tidy finish.

Dunecht questions
Is floor joint sealing in Dunecht guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Dunecht within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you seal kitchen plinths to the floor?
Yes. These joints get wet every time the floor is cleaned, so a flexible silicone is the right choice.
How soon can the floor be mopped?
That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Honest limits
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Damaged concrete that needs breaking out and repairing
- A tiled floor that needs relaying
- Movement too big for a sealant joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
Joints and surfaces we work on
- Tiled floors
- Wet room & bathroom floors
- Thresholds
- Skirting boards
- Commercial floors
- Concrete floor joints
Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Get cracks along tile grout lines looked at early
- Do not slide heavy items over sealed joints
- Don’t fill floor joints with caulk where they move or get wet
- Ask before painting over a sealed joint
Don’t paint over silicone. If you plan to paint, we will use a paintable product.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the surface smoother.
How the visit works
We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for most rooms, longer for large commercial floors. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First we check the joint and the floor and agree which sealant suits it.
- Old caulk, grout or sealant is removed from the joint.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
