Gutter sealing in Dunecht

Gutter sealing in Dunecht, done properly

Across Dunecht, we reseal gutter joints, end caps and roofline trims. Low-level work is straightforward, and for higher work, tell us about access and we will confirm what’s needed. We are often asked to deal with open joints in fascias and soffits and wet patches on the wall under a gutter joint, on gutter end caps, roofline trims and garage door frames.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Each job carries a 12-month guarantee, large or small.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Signs you need gutter sealing in Dunecht

Water spilling over a blocked gutter is often mistaken for a leak. A blocked downpipe makes water back up so we check the cause first.

Any of these means the joints need attention:

  • Water running down the wall below the gutter
  • Water dripping where gutter sections meet
  • Failed sealant on a garage door frame
  • Gaps along fascia and soffit joints

Around Dunecht, as everywhere, gutter sealing is only as good as the preparation behind it.

What to look for in a quote

  • Whether they’re fully insured
  • How long the guarantee is
  • How hidden problems are handled
  • How long to leave it before use

Choosing a sealant specialist

What happens on the day

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours, depending on the number of joints and the access. Somewhere like Dunecht may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need sealing.
  2. We clean out each joint.
  3. We make sure everything is dry.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. The joints are checked once sealed.

When it is not the sealant

We will not take on work that will not last, so these are the limits:

  • Leaks from the roof rather than a joint
  • Sagging gutters or broken brackets
  • Cracked, split or warped gutter sections

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Why deal with it now?

A dripping stop end can soak the wall right through the wet months. It’s a small job to put right before the damage spreads. In a place like Dunecht, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why Dunecht customers choose us

We reseal trim joints with an exterior sealant suited to the material.

Soffit joints

What gutter sealing looks like in Dunecht

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For jobs in and around Dunecht, choosing the right material for each joint is as important as a tidy finish.
