Fire rated sealant in Echt

Fire rated sealant for homes and businesses in Echt

Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and the gap is resealed with a product tested for that use. We work on service penetrations, pipe & cable gaps and plasterboard & masonry, and people most often call us about joints picked up in a fire-stopping survey and gaps left after a refit or conversion.

For holiday lets, guest houses and community buildings in or near Echt, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Every job is covered by our one-year guarantee.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Allow for resealing whenever new services are run
  • Keep the record of products and locations with your fire safety documents
  • Do not paint over fire sealant until it has cured
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Don’t drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.

Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.

Workplaces and buildings in Echt

Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

For buildings such as Echt Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking.

How it works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Around Echt, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Getting ready for the visit

  • Clear the area around the work
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

What affects the quote in Echt

The quote reflects the job in front of us. We look at:

  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • The number of rooms or windows

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

To make quoting easier, let us know:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • If someone has resealed it before
  • Roughly how big the job is

To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Fire doors that need new seals, closers or hardware
  • Certifying a building or signing off its fire safety
  • A wall that isn’t a fire-resisting element to begin with

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Linear gaps
  • Plasterboard & masonry
  • Door frames
  • Service penetrations
  • Flats & HMOs
  • Pipe & cable gaps

Questions from Echt

Do you cover smaller places like Echt?

Yes, Echt is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do Scottish building rules affect fire-rated sealant work in Echt?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you give us a record of the work?

Yes. We note each location and the product that went in so it’s there for the next inspection.

Can I use normal mastic around a pipe through a fire wall?

No. It might close the gap, but it isn’t a fire-rated seal. Use a product tested for that gap and service, or ask us to do it.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

How much does fire rated sealant cost in Echt?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.

Do you carry out fire risk assessments?

No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.

What we’re called out for in Echt

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service is not always sealed again.

People generally contact us when they notice one of these:

  • Ordinary sealant used where a fire-rated product was needed
  • Gaps around pipes and cables through fire-resisting walls
  • Door frames with gaps between frame and wall
  • New service routes left unsealed after building work

Around Echt, as everywhere, fire rated sealant is only as good as the preparation behind it.

What your quote should include

  • What guarantee comes with the work
  • How the colour is chosen
  • Whether they seal over old material or remove it
  • Who does the work, and how experienced they are
