Window & door mastic in Woodlands, Aberdeenshire
We cover Woodlands for mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Draughty joints inside around the window
- A bead that does not match the frame
- Leaking joints at the ends of sills
Window mastic for homes and businesses in Woodlands
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on window sills, timber windows & doors and patio & French doors, and people most often call us about rain getting in at the frame or under the sill and mastic that’s falling out in pieces.
In and around a place like Woodlands, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How we quote for window mastic
Call for a quick quote. The main things that affect it are:
- The number of rooms or windows
- The product the joint needs
- Working hours on commercial sites
- The old material and how stubborn it is
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- A few photos by email, if you can
- How we’d reach the joints
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details.
Frames and glazing around Woodlands
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In and around Woodlands, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. Homes close to St Comgall's Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Why act early in Woodlands
Getting a straight, even bead on an outside frame takes practice, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. Around Woodlands, water from a failed joint in an older stone home can soak into timber and plaster.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Aftercare tips
So the new joints stay in good condition:
- Use gentle cleaners on frames and sealant
- Make sure the drainage slots aren’t blocked
- Wipe condensation off the frames
- Check the mastic once a year
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

What we do, step by step
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Woodlands depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
How to prepare
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work
Ask for a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Advice
When it isn’t the sealant
We’ll always be straight with you, so here’s what new sealant will not do:
- Penetrating damp from a failed cavity tray or render
- Draughts through the window seals rather than the frame
- Rotten timber, which needs a joiner first
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What the job involves on each surface
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.
Patio & French doors
Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.
