Window mastic near Stonehaven

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How we handle window mastic in Stonehaven

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. If you have untidy mastic left by window fitters and black, perished sealant on frames, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep paint off silicone joints
  • Keep timber frames painted
  • Clean frames with a soft cloth and soapy water
  • Keep jet washers away from the mastic

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Windows and doors in Stonehaven

Stonehaven is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Fetteresso Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Mackie Academy, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Stonehaven station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What affects the cost of window mastic

Jobs vary more than people expect. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Which sealant suits the joint
  • Any mould that needs treating

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Helping us quote

To help us quote quickly, let us know:

  • The address or postcode of the job
  • The rough size of the job
  • Any previous sealing or DIY work
  • A few photos by email, if you can

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and send you a clear quote before any work starts.

Your questions about window mastic in Stonehaven

Does the coastal weather in Stonehaven affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can you help a landlord with a rental near Stonehaven station?

Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

What does window mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Are you fully insured?

Yes. We’re fully insured.

Where is Mr Mastic based?

We work from Crawley. We cover Stonehaven and the rest of Aberdeenshire, along with the rest of our area.

Will resealing my frames help with draughts?

In many cases. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Surface by surface

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

When it isn’t the sealant

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Draughts through the window seals rather than the frame
  • A frame that has rotted at the joint
  • Damp coming through the wall itself rather than the frame joint

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Aluminium frames
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Timber windows & doors
  • Composite doors

What happens if it’s left?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Why us?

  • Any old sealant cut out fully, not covered over
  • Quality sealants from Arbo and Everbuild

The process

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for a handful of frames, longer for a whole house. Outdoor work around Stonehaven depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work
