For landlords and businesses

Bathroom resealing for homes and businesses in Inchmarlo

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on baths, wet rooms and kitchen worktops & upstands, and people most often call us about a reseal done over the top of the old bead and black spots spreading through the bead.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Honest limits

To be straight with you, some problems need a different trade:

  • A bath or tray that moves because it isn’t properly supported
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that is regrouting)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

  • Kitchen worktops & upstands
  • Sinks & splashbacks

Questions from Inchmarlo

Do you take on hotel work around Inchmarlo?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Will you come out to Inchmarlo?

Yes, Inchmarlo is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How much does bathroom resealing cost in Inchmarlo?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

How long does it take to reseal a bath or shower?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We’ll confirm how long your job needs when we quote.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Inchmarlo, along with the rest of our area.

How it works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Outside jobs in Inchmarlo need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • Plan for the work area to be out of bounds to pets and children

Why it’s worth doing now in Inchmarlo

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How the job changes by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Keeping the joints in good condition

Looking after new joints is easy:

  • Look for lifting corners and small gaps now and then
  • Do not let bottles sit on the bead
  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.
