Strachan questions

What guarantee comes with sand mastic in Strachan?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Strachan for sand mastic?

Yes. Our work covers the whole of Scotland, and Strachan is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

How much does sand mastic cost in Strachan?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What’s sand mastic made of?

Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.

How long does sand mastic take?

As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Larger jobs naturally take longer, and we will say how long yours will take.

Can you replace silicone on a period window with sand mastic?

Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.

About our sand mastic in Strachan

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We are often asked to deal with tired mastic found when preparing windows for paint and mastic dropping out of the joint, on brick reveals, timber door frames and sash and case windows.

Mastic can only go onto a dry joint, so outside work in Strachan depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Make sure water runs off the sill
  • Renew mastic before redecorating the windows
  • Ask us before painting near the mastic
  • Look over the window mastic once a year

Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

Common problems we fix in Strachan

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.

Most people get in touch when they notice one of these:

  • Tired mastic found when preparing windows for paint
  • Old cement repairs round a window that have failed
  • Silicone on a period window that looks wrong
  • Mastic round period door frames that has failed

For an older house near a landmark such as Strachan Parish Church And Churchyard, the joint between an old wall and a newer frame is generally the first place rain gets in.

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours per window, depending on the condition of the joints, including the tidy-up. Outside jobs in Strachan need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Clear items away from the joints we are working on
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints

Advice

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

Windows and doors in Strachan

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Around Strachan, as everywhere, sand mastic is only as good as the preparation behind it.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.

Leave it or put it right?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. Around Strachan, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Why us?

  • Anti-fungal sanitary silicone in wet areas
  • Any old sealant cut out fully, not covered over
  • More than 20 years in sealant work
  • Homes, businesses and hotels

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
