How we handle external mastic in Milltimber

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. If you have weeds or debris growing in open joints and joints where the bead has come unstuck, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Milltimber depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

All our work is covered by a one-year guarantee, wherever you are in Aberdeen.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Milltimber buildings and the weather

With historic houses such as Friendville (about 3.9 miles north-east) nearby, there’s older building stock in the area around Milltimber as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

If you look after a building such as International School of Aberdeen, its movement joints, gutters and trims need looking after like any other building’s.

Milltimber: your questions answered

What guarantee comes with external mastic in Milltimber?

All our work, in Milltimber and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Milltimber?

Yes. Milltimber is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away and have them redone then.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Why deal with it now?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. In a place like Milltimber, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Why us?

  • Arbo and Everbuild products
  • Anti-fungal sanitary silicone in wet areas
  • Experience in homes, commercial sites and hotels
  • Tidy, careful work

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Mention any parking rules near the property
  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks

When to call us in Milltimber

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

These are the problems we are asked about most:

  • Panel joints letting water in
  • Weathered mastic that no longer stretches
  • Moss and dirt in joints with no sealant left
  • Cracked joints where brick meets render or frames

Historic houses such as Friendville, about 3.9 miles north-east, show how far back building around Milltimber goes.

Questions to ask before you book

  • How the colour is chosen
  • Is the old sealant removed completely?
  • Who turns up on the day
  • When the joint can take water or movement

What affects the quote in Milltimber

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • The number of rooms or windows

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Where the property is

We quote each job on its own, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.

What the job involves on each surface

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Never let anyone fill a movement joint with mortar
  • Avoid pressure-washing directly into sealant joints
  • Fix overflowing gutters above sealed joints
  • Get split or bare joints resealed while the damage is small

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
