Your questions about window mastic in Tillydrone

How do repairs to the shared parts of a tenement in Tillydrone get organised?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Does living near the coast affect window mastic in Tillydrone?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Where do you work from?

We work from Crawley. Our applicators cover Tillydrone, along with the rest of our area.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.

Do you work on first-floor windows?

Yes, as long as they can be reached safely. Tell us about access when you get in touch so we can plan the job.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Window mastic in Tillydrone, done properly

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. Where the air is getting in through the window itself, we will say so. We work on timber windows & doors, patio & French doors and uPVC windows, and the jobs we see most are cracked sealant at the sill ends and a bead that doesn’t match the frame.

Tillydrone is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Stone needs a sealant that suits it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.

We stand behind the work with a 12-month guarantee.

What affects the cost of window mastic

For a quick quote, just ask. The main things that affect it are:

  • Working hours on commercial sites
  • The size of the job
  • Whether the work is at height
  • The number of rooms or windows

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can

There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

Different surfaces, different methods

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

When to call us in Tillydrone

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.

Look out for these signs:

  • Rain getting in at the frame or under the sill
  • Mastic that has split away from the wall
  • Draughts coming in around windows and doors
  • Rushed sealant from a window installation

For an older house near a landmark such as St Joseph's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Before booking anyone

  • What product goes in the joint
  • Whether all the old sealant comes out first
  • When the joint can take water or movement
  • What happens if they find a problem under the old sealant

10 questions to ask before you book

What we can’t put right

A few problems are outside what sealant work can do:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Frames and glazing around Tillydrone

Tillydrone is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as St Machar Academy, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Aberdeen station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How the visit works

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for a few frames, or a day or more for a whole house. For a tenement in Tillydrone, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any tricky access
