Window & door mastic in West End, Aberdeen
Window mastic for West End and the surrounding area: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- Mastic that is falling out in pieces
- Leaking joints at the ends of sills
- Whistling draughts around closed windows
What happens if it’s left?
If you are painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Private landlords in West End must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Window mastic in West End
Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before work begins. To get one, drop us a line at info@mrmastic.co.uk with the number of frames and any access details. Typical jobs include leaking joints at the ends of sills and old mastic that has gone black or come away, across window sills, uPVC windows and aluminium frames.
West End is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Natural stone around older windows needs a sealant that won’t mark or attack it, which usually means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.
Whatever the size of the job, it’s backed by our one-year guarantee in West End and across Aberdeen.

How we quote for window mastic
You will get a clear quote before any work starts. It’s based on:
- How many rooms, windows or areas are involved
- When we can work, for business premises
- The amount of work
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.
What we need to know
When you contact us, it’s useful to know:
- Any previous sealing or DIY work
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
Need a quote? Please drop us a line at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.
What window mastic looks like in West End
West End is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Friendville (about 0.3 miles south) nearby, there’s older building stock in the area around West End as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
For an older house near a landmark such as Mannofield Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Aberdeen station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Schools such as Albyn School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Draughts through the window seals rather than the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Rotten timber, which needs a joiner first
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.
Joints and surfaces we work on
- Window sills
- Aluminium frames
- Composite doors
- Timber windows & doors
- Patio & French doors
- uPVC windows
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Different surfaces, different methods
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
Timber windows & doors
Soft or rotten wood can’t be sealed successfully. If we find rot, we will tell you before going ahead, as that’s a job for a joiner.
How the visit works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes most of a day for a typical house, less for a few frames for a typical job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In West End, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive

Advice
Your questions about window mastic in West End
I let a flat near Aberdeen station. Can you help?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Does living near the coast affect window mastic in West End?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Is the work guaranteed?
Yes. All our work carries a 12-month guarantee, and we’re fully insured.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us and we’re fully insured.
Do you have sealant for grey or black windows?
Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Can resealing stop a draught around my window?
Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.
