Questions from Craigiebuckler

Who arranges sealant work on the shared parts of a tenement in Craigiebuckler?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t, and we can quote for the factor or the owners directly.

Is Craigiebuckler in your area for window mastic?

Yes. We work across all of Scotland, and Craigiebuckler is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

Can I paint over the new sealant?

Silicone generally won’t take paint. Let us know beforehand, and we’ll use a paintable product where it suits.

I rent my home. Can I book you?

Yes. Check with your landlord; we can send the quote to them too.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Can resealing stop a draught around my window?

Yes, if the air is getting in around the frame. If it’s coming through the window seals, we’ll tell you.

What window mastic looks like in Craigiebuckler

Historic houses like Friendville (about 1 mile east) are a reminder that the area around Craigiebuckler has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you let a flat or house near Aberdeen station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Historic houses such as Friendville, about 1 mile east, show how far back building around Craigiebuckler goes, and older homes nearby need a sealant that suits their walls. For site and facilities teams at buildings such as Airyhall Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Landlords, agents and businesses in Craigiebuckler

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. Parking in city streets around Craigiebuckler can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • A failed sealed unit that has misted up
  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Aluminium frames
  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Composite doors

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Clean frames with a soft cloth and soapy water
  • Ventilate rooms so frames do not stay wet inside
  • Clear any debris from frame drain holes
  • Don’t paint over the silicone

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Leave it or put it right?

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. For landlords in Craigiebuckler, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • Any old sealant cut out fully, not covered over
  • Tidy, careful work
  • Sealant colour chosen to suit
  • Fully insured
