How we quote for window mastic

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

What to tell us for a quote

When you call or email, these details help:

  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

About our window mastic in Donside Village

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you have cracked internal joints between frame and plaster and whistling draughts around closed windows, we can help, whatever the surface.

Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Donside Village, and in a tenement the outside of the building may be a shared repair.

A one-year guarantee comes as standard, so you’re covered after we’ve gone.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. In a city area like Donside Village, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Tell us about any water getting in
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Aftercare tips

After the cure time, these simple habits help:

  • Keep drainage slots and sill grooves clear
  • Walk round the house once a year and look at the joints
  • Do not paint over the silicone
  • Use gentle cleaners on frames and sealant

Most silicone sealants will not take paint, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Why deal with it now?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Donside Village, damp can travel a long way before it shows.

The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Questions from Donside Village

How do repairs to the shared parts of a tenement in Donside Village get organised?

The owners of the flats normally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Your title deeds will say who owns the windows.

Do you work for landlords with property near Aberdeen station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover Donside Village?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Donside Village.

Is the new sealant paintable?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Surface by surface

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What window mastic looks like in Donside Village

Donside Village is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Provost Skene's House (about 1.9 miles south) nearby, there’s older building stock in the area around Donside Village as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as St Machar Academy, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Joseph's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Aberdeen station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
