Regrouting for homes and businesses in West End

We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you have floor grout that won’t come clean and kitchen splashback grout stained by grease, we can put it right, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that is as true in West End as anywhere in the city.

Whatever the size of the job, it’s backed by our one-year guarantee.

Your questions about regrouting in West End

Can you help a landlord with a rental near Aberdeen station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Can a failed shower seal in a tenement flat in West End leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Is resealing included with regrouting?

Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and could still leak.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long should I wait before showering?

The wait depends on the materials and how warm the room is. We’ll tell you exactly how long at the end of the visit.

Can you regrout just the shower?

Yes, we often do. The shower generally fails first, so many people regrout just that part.

Can you change the grout colour?

Yes. Many customers do. Darker grout can hide marks and lighter grout gives a fresher look.

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours, or longer for a fully tiled room, depending on how much there is to do. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In West End, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Advice

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Have loose tiles looked at early
  • Wipe water off the walls when you are done
  • Use gentle cleaners on grout
  • Avoid neat bleach and strong acid descalers on grout

Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.

Why it’s worth doing now in West End

New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off. Removing the old grout to an even depth lets the new grout key in properly. Scottish rain finds any gap around a frame or wall joint, and in West End, damp can spread through stone and plaster before anyone sees it.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Common problems we fix in West End

Hard water and soap leave a film on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps where the shower grout has gone
  • Floor grout that has worn and darkened
  • Splashback grout that has darkened
  • Corners filled with grout instead of silicone

In the older streets around Mannofield Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Choosing a sealant specialist

What regrouting looks like in West End

West End is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Aberdeen, the Granite City, has plenty of granite tenements, where, as in any flat, a failed seal can reach the flat below.

If you look after a building such as Albyn School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Aberdeen station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

West End is about 1 mile south-west of Aberdeen, in Aberdeen. From the centre of West End to the outskirts, regrouting is available for homes and businesses alike. West End is one of 63 places in Aberdeen where we work.
