External & façade joints in West End, Aberdeen
Movement joints in West End need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Movement joints with cracked, split or missing sealant
- Sealant that has lost its bond to the brick or render
- Joints pointed up with cement by mistake
About our external mastic in West End
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Common call-outs are for rigid filler in a joint that should flex and hard, crazed mastic that has stopped moving, across copings & trims, joints between brick and frames and render & cladding joints.
Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In West End, those joints dry out over time and let water in behind the render or cladding.
Each job carries a 12-month guarantee.

Why act early in West End
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. In a tenement flat in West End, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Why us?
- Sanitary silicone with an anti-fungal additive in wet areas
- More than 20 years in sealant work
- Experience in homes, commercial sites and hotels
- We are fully insured
For landlords and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Do you need external mastic in West End?
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.
Signs it’s time to call us include:
- Weeds or debris growing in open joints
- Hard, crazed mastic that has stopped moving
- Movement joints filled with mortar instead of sealant
- Leaking joints around cladding and façade panels
For site and facilities teams at buildings such as Albyn School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Whether you can choose the colour
- What guarantee comes with the work
- Whether they’re fully insured
How we quote for external mastic
The quote reflects the job in front of us. We look at:
- The number and length of the joints
- Which sealant suits the joint
- The number of rooms or windows
- The old material and how stubborn it is
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the job is, and your postcode
- A few pictures by email, if you can
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
Want a quote for external mastic? Please send an email to info@mrmastic.co.uk with a few details. You will know what we plan to do, and what it will cost, before any work begins.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Do not let climbing plants root in the sealant
- Act on the first splits you see
- Keep water from gutters off the wall
- Check the sealant is paintable before painting near it
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
Common questions in West End
Who arranges sealant work on the shared parts of a tenement in West End?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.
Does living near the coast affect external mastic in West End?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Do you work in West End?
Yes. We’re based in Crawley and work across South East England, London and Scotland, West End included.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Can new sealant go over the old?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What is backing rod for?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back, so the joint can move.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. Parking in city streets around West End can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Mention any tricky access
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints

West End buildings and the weather
West End is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Homes close to Mannofield Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. Letting a property close to Aberdeen station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
