Questions from West End

Can a failed shower seal in a tenement flat in West End leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work in hotels near West End?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

About our bathroom resealing in West End

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Common call-outs are for black mould in the silicone that won’t clean off and a bead that has pulled away from the tiles, on basins & vanity units, baths and shower trays & enclosures.

In Scotland’s cities, including the area around West End, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

Your job is guaranteed for a year, as with all our work.

What affects the quote in West End

Call for a quick quote. What matters most is:

  • Whether the work is at height
  • Any working-time requirements on site
  • The size of the job
  • Whether old sealant or filler has to be cut out

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

When you contact us, it’s useful to know:

  • What’s wrong with the joints now
  • Where the property is
  • Any access issues, like height or stairs
  • The rough size of the job

Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job.

Landlord and commercial work in West End

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Inside a flat in West End, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in

Advice

Honest limits

Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Move toiletries away from the joint
  • Wipe up water along the back of the worktop
  • Use gentle cleaners on the silicone
  • Look for lifting corners and small gaps now and then

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Why deal with it now?

Dealing with sealant early is a short job: it takes around two hours for one bath or shower, longer for a whole bathroom. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Private landlords in West End must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Why us?

  • Fully insured

Bathroom resealing in West End: local notes

West End is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Managing a site like Albyn School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Mannofield Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Aberdeen station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
