FAQs for Broomhill

Do you work in hotels near Broomhill?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

I’m in a tenement in Broomhill. Could worn sealant affect the flat downstairs?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

What colours of sealant can you use?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Do you work in Broomhill?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Broomhill included.

Where are you based?

Mr Mastic is based in Crawley. We cover Broomhill and the rest of Aberdeen, along with the rest of our area.

Can new silicone go straight over the old?

No. Fresh silicone cannot stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

About our bathroom resealing in Broomhill

Homes in Broomhill have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you’re dealing with new sealant laid over old sealant that is now lifting and lumpy, uneven sealant from a DIY attempt, we can help, whatever the surface.

Broomhill is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

Big or small, you get the same 12-month guarantee in Broomhill and across Aberdeen.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up. In a city area like Broomhill, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Keep the fan on for a while after bathing
  • Wait for the cure time we give you
  • Keep scourers and sharp tools away from the bead
  • Wipe up water along the back of the worktop

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

When something else is needed

New sealant can’t fix everything, and we will tell you before work begins. Sealant will not put right:

  • Failed grout lines across the wall
  • A leaking waste, trap or valve
  • A tray or bath that is cracked through

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Shower trays & enclosures
  • Wet rooms
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Why it’s worth doing now in Broomhill

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Common problems we fix in Broomhill

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Most people get in touch when they notice one of these:

  • Failed sealant on the screen profile
  • Two layers of silicone, both failing
  • Cracked, shrunken or lifting silicone
  • A messy, uneven bead from a previous reseal

If you look after a building such as Albyn School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What your quote should include

  • Who turns up on the day
  • What insurance they hold
  • What the quote includes, VAT included or not

Our hiring checklist

How the job changes by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Broomhill homes and their sealant

Broomhill is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Aberdeen is known for its granite tenements, where, as in any flat, a failed seal can reach the flat below.

For landlords with property near Aberdeen station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Ruthrieston West Church And Hall include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
