Questions from Danestone

Who arranges sealant work on the shared parts of a tenement in Danestone?

The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Can you help a landlord with a rental near Dyce station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. It needs a flexible sealant over backing rod.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

External mastic in Danestone

On houses, flats and commercial buildings across Danestone, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you have rain getting behind render or cladding at a joint and panel joints letting water in, we can help.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Danestone, those joints dry out over time and let water in behind the render or cladding.

Each job carries a 12-month guarantee, large or small.

Signs you need external mastic in Danestone

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

Look out for these signs:

  • Joints pointed up with cement by mistake
  • Joints where the bead has come unstuck
  • Weeds or debris growing in open joints
  • Rain getting behind render or cladding at a joint

Rented homes near Dyce station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Questions to ask before booking

The process

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours to a few days, depending on the length of joint and the access. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Danestone, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property
  • Clear the area around the work

Advice

Danestone buildings and the weather

Danestone is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Provost Skene's House (about 2.5 miles south-east) nearby, there’s older building stock in the area around Danestone as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

For site and facilities teams at buildings such as Bridge of Don Academy, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Danestone Congregational Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What happens if it’s left?

Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Danestone, damp can travel a long way before it shows.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Deal with leaking gutters that soak the joints below
  • Show decorators and builders where the movement joints are
  • Clear growth from the base of walls and joints
  • Leave the joints unpainted unless we’ve said otherwise

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

What we can’t put right

New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Cracks in the bricks or render themselves, away from the joints
  • Subsidence or other structural problems
  • Walls that need new movement joints cut into them

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.
