How we handle external mastic in Cults

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on joints between brick and frames, render & cladding joints and brickwork movement joints, and people most often call us about weeds or debris growing in open joints and failed sealant between panels on a façade.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Cults, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.

We stand behind the work with a one-year guarantee.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Outside joints around Cults

The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. The title deeds set out which parts are common. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

If you let a flat or house near Aberdeen station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Friendville, about 1.9 miles north-east, is one of the historic houses in the wider area around Cults.

Do you need external mastic in Cults?

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

It’s worth asking for a quote if you see:

  • Movement joints with cracked, split or missing sealant
  • Damp patches traced to an open external joint
  • Weathered mastic that no longer stretches
  • Failed seals between different materials

Schools such as Cults Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Common questions in Cults

I let a flat near Aberdeen station. Can you help?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is Cults in your area for external mastic?

Yes. We work across all of Scotland, and Cults is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Why is there a gap in my brick wall?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move, and it should be sealed with a flexible sealant.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

How do you reach high-level joints?

It depends on the height and the site. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces with primer where required.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Why deal with it now?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Cults, damp can travel a long way before it shows.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

We also work for property managers and facilities teams in Cults and across Aberdeen. We can quote a run of properties together, and we are fully insured for the work.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Cults, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

Looking after it afterwards

So the new joints stay in good condition:

  • Never let anyone fill a movement joint with mortar
  • Keep soil, plants and ivy away from the joints
  • Deal with leaking gutters that soak the joints below
  • Wash walls gently around the sealant

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Movement that’s more than a sealant joint can take
  • Failed render or damaged cladding panels
  • Cracked brickwork or render that needs a builder or plasterer

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
