Regrouting near Cults

Regrouting for homes and businesses in Cults

If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. Replacing it is the lasting answer, and it’s a chance to change the colour too. If you have stained grout that cleaning won’t shift and dirty, worn grout on a tiled floor, we can put it right, whatever the surface.

From stone-built tenements to new flats and suburban houses, Cults is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

We stand behind the work with a one-year guarantee.

Bathrooms and kitchens in Cults

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Aberdeen is known for its granite tenements, where, as in any flat, a failed seal can reach the flat below.

Rented homes near Aberdeen station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

The process

At the end, we look at the finished work together. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. In a city area like Cults, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Advice

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Damaged tiles that need replacing
  • Failed tanking or waterproofing under the tiles
  • Movement in a stud wall or floor

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

  • Bathroom wall tiles
  • Shower walls
  • Wet rooms

  • Bathroom floors

Different surfaces, different methods

Shower walls

The grout in a shower takes the brunt of the water. We rake it out and regrout, and reseal the corners.

Kitchen splashbacks

The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Check the corner silicone every few months
  • Avoid neat bleach and strong acid descalers on grout
  • Don’t ignore a tile that feels loose
  • Clean with a soft brush, not anything metal

Before we leave, you will know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

What happens if it’s left?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. Private landlords in Cults must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Your questions about regrouting in Cults

Could a leaking bath seal in my Cults flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

I let a flat near Aberdeen station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Do you reseal at the same time?

Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you regrout part of a bathroom, like the shower?

Yes, that’s common. The shower usually fails first, so it’s often the only area that needs doing.

Is regrouting a chance to pick a new grout colour?

Yes, regrouting is the time to do it. Mention the colour you have in mind when you drop us a line at info@mrmastic.co.uk.

When to call us in Cults

Poor ventilation keeps grout damp, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

If you can see any of these, it’s time to have the joints looked at:

  • Greasy, stained grout behind the hob
  • Gaps where the shower grout has gone
  • Corners filled with grout instead of silicone
  • Good tiles let down by tired grout

For site and facilities teams at buildings such as Cults Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
