Garthdee Regrouting
We cover Garthdee for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Dirty, worn grout on a tiled floor
- Grout in corners that has cracked
- Kitchen splashback grout stained by grease
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
We also work for property managers and facilities teams in Garthdee and across Aberdeen. We can quote a run of properties together, and we’re fully insured.
Regrouting in Garthdee, done properly
We work across Garthdee, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. If you are dealing with grout in a colour the owner wants to change and cracked or crumbling grout lines, we can put it right, on bathroom wall tiles, tiled floors and kitchen splashbacks alike.
In Scotland’s cities, including the area around Garthdee, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens on the day
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. Parking in city streets around Garthdee can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area
- Move anything stored near the joints

Shower walls
Shower walls get wet every day, so grout there works hardest. It normally fails first.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.
Common problems we fix in Garthdee
Soap scum and limescale build up on grout that’s hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
Any of these means the joints need attention:
- Cracked or crumbling grout lines
- Gaps where the shower grout has gone
- Kitchen splashback grout stained by grease
- Corners filled with grout instead of silicone
Rented homes near Aberdeen station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

When something else is needed
To be straight with you, some problems need a different trade:
- Water coming from plumbing rather than grout
- Tiles that are chipped or split
- A leaking wet room membrane
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How to look after the new joints
After the cure time, these simple habits help:
- Rinse soap off the tiles after each shower
- Keep an eye on the silicone along the edges
- Stick to mild products for cleaning grout
- Open a window or run the fan to clear steam
We will tell you when the area can be used again. Please follow it, and go gently on the grout at first.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.

Garthdee: your questions answered
I let a flat near Aberdeen station. Can you help?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Do you take on hotel work around Garthdee?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Do you work in Garthdee?
We do. Garthdee is part of the area we cover.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Should corners be grouted or sealed?
Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.
