Regrouting around New Aberdeen
New Aberdeen is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For site and facilities teams at buildings such as Robert Gordon's College, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near St Peter's RC Church and Presbytery, older homes can move a little, which is hard on rigid grout and tired sealant.

Regrouting in New Aberdeen
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We are often asked to deal with stained grout that cleaning won’t shift and old grout in a dated colour, across bathroom wall tiles, wet rooms and shower walls.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Different surfaces, different methods
Shower walls
Showers put more water on grout than anywhere else. We replace it, and reseal the corners.
Corners and edges
Edges are resealed while we’re there, so the whole area is finished together.
Common questions in New Aberdeen
Do you take on hotel work around New Aberdeen?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Could a leaking bath seal in my New Aberdeen flat reach the neighbours below?
It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How long does regrouting take?
As a guide, most jobs take a few hours, or longer for a fully tiled room. Larger jobs naturally take longer, and we will tell you how long to expect.
Do you grout the corners?
We seal corners with silicone. They flex, and grout there cracks.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Can you regrout just the shower?
Yes. Many jobs are just the shower walls, or just the joints that have failed.
What do you need from me for a quote?
Tell us what needs doing and where. If we need more, we’ll ask.
How the visit works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. For a tenement in New Aberdeen, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Related advice
Common problems we fix in New Aberdeen
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
The most common problems we see are:
- Crumbling grout between the tiles
- Grout washed out of a shower
- Old grout in a dated colour
- Kitchen splashback grout stained by grease
Rented homes near Aberdeen station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Are they insured?
- Who does the work, and how experienced they are
- Whether all the old sealant comes out first
How we quote for regrouting
We do not publish a price list. The quote depends on:
- The old material and how stubborn it is
- Any working-time requirements on site
- The product the joint needs
- How many rooms, windows or areas are involved
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
To help us quote quickly, let us know:
- The type of property
- The address or postcode of the job
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.
When it isn’t the sealant
Before you book, it’s worth knowing the limits:
- Tiles that have come away from the wall
- A leaking wet room membrane
- A floor or wall that keeps moving
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

DIY versus a professional finish
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Why act early in New Aberdeen
Regrouting will not help where tiles have come away. We’ll tell you before any work starts so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.
