About our regrouting in Mastrick
Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. We work on tiled floors, kitchen splashbacks and bathroom wall tiles, and the jobs we see most are grout in a colour the owner wants to change and grout in corners that has cracked.
From stone-built tenements to new flats and suburban houses, Mastrick is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
Our work is backed for twelve months, in Mastrick and everywhere else we cover.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Regrouting around Mastrick
Aberdeen, the Granite City, has plenty of granite tenements, where, as in any flat, a failed seal can reach the flat below. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Schools such as Northfield Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Why act early in Mastrick
Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

When to call us in Mastrick
Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
It’s worth asking for a quote if you see:
- Grout in a colour the owner wants to change
- Corners filled with grout instead of silicone
- Grout that is cracking and breaking up
- Grout stained black or orange that won’t clean
For landlords with property near Aberdeen station, stained grout drags a rental down, and regrouting between lets puts that right.
What your quote should include
- When the joint can take water or movement
- How the joint is cleaned and prepared
- Whether all the old sealant comes out first
- Is VAT in the price?
How the job changes by surface
Bathroom wall tiles
Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.
Shower walls
The grout in a shower takes the brunt of the water. We rake it out and regrout, and reseal the corners.

Honest limits
A few problems are outside what sealant work can do:
- Water coming from plumbing rather than grout
- Loose tiles, which need refixing first
- A floor or wall that keeps moving
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Wet rooms
- Bathroom wall tiles
- Bathroom floors
- Tiled floors
- Shower walls
- Kitchen splashbacks
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Keep the fan on after showering
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Check the corner silicone every few months
Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.
Mastrick: your questions answered
I’m in a tenement in Mastrick. Could worn sealant affect the flat downstairs?
It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.
Do you work for landlords with property near Aberdeen station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
What should I tell you?
A short description and the location. We’ll ask anything else we need to know.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Is it possible to regrout only the shower area?
Yes, we often do. The shower normally fails first, so many people regrout just that part.
What guarantee comes with the work?
All our work carries a one-year guarantee.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
How it works
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours for a shower enclosure, longer for a whole room. Inside a flat in Mastrick, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- Every tile area is checked for hollow or loose tiles first.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
