Cove Bay Regrouting

Our applicators work in Cove Bay on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.

  • Grout washed out of a shower
  • A grout colour that no longer suits the room
  • Splashback grout that has darkened

Regrouting in Cove Bay

Do you need regrouting in Cove Bay?

Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down with repeated use, until the joints are rough and low.

Any of these means the joints need attention:

  • Grout in corners that has cracked
  • Discoloured grout on otherwise sound tiles
  • Grout that is cracking and breaking up
  • Dirty, worn grout on a tiled floor

If you look after a building such as Lochside Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before booking

Regrouting in Cove Bay, done properly

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. We are often asked to deal with grout that’s cracking and breaking up and grout stained black or orange that won’t clean, across shower walls, kitchen splashbacks and bathroom floors.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

What sealant work cannot fix

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Loose tiles, which need refixing first
  • A floor or wall that keeps moving
  • Damaged tiles that need replacing

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Kitchen splashbacks
  • Tiled floors
  • Shower walls
  • Wet rooms
  • Bathroom wall tiles
  • Bathroom floors

Can I do it myself?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What affects the cost of regrouting

We quote each job individually. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Access and height
  • How many areas need sealing

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • The type of property

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Landlords, agents and businesses in Cove Bay

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Landlords and letting agents in Cove Bay can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

How it works

We keep the work tidy and contained to the area we are working on. Expect the work to take anything from a few hours to a full day, depending on the area, and we tell you how long to leave it before we go. For a tenement in Cove Bay, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

How to prepare

  • Mention if the joints have been sealed before
  • Let us know about parking restrictions
  • Tell us about any water getting in

How to get a quote

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Open a window or run the fan to clear steam
  • Clean with a soft brush, not anything metal
  • Rinse the tiles after showering
  • Look at the sealant in the corners now and then

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

Cove Bay questions

Can you help a landlord with a rental near Aberdeen station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

I’m in a tenement in Cove Bay. Could worn sealant affect the flat downstairs?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

How long will you be here?

Most jobs take a few hours, or longer for a fully tiled room, including preparation and clearing up. We will confirm how long when we quote.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you have insurance?

Yes. We are fully insured.

Should corners be grouted or sealed?

Flexible sealant. Grout is for the joints between tiles, while corners and edges need a joint that can move.

Regrouting around Cove Bay

Cove Bay is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Aberdeen station, stained grout drags a rental down, and regrouting between lets puts that right. If you live in an older home near St Mary's Church, walls and floors in older homes can move, and sealant and grout show it first.
