Landlord and commercial work in Tullos
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
We also work for property managers and facilities teams in Tullos and across Aberdeen. Several sites can be quoted together, and we are fully insured.
Regrouting for homes and businesses in Tullos
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. We work on bathroom wall tiles, tiled floors and shower walls, and common reasons people get in touch are grout that’s cracking and breaking up and discoloured grout on otherwise sound tiles.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
Each job carries a 12-month guarantee, whatever its size.

Tullos: your questions answered
Will you come out to Tullos?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Aberdeen station. Can you help?
Yes. We work for letting agents and landlords as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Is the work guaranteed?
You get our 12-month guarantee on every job, and we’re fully insured.
Is regrouting a chance to pick a new grout colour?
Yes, regrouting is the time to do it. Mention the colour you have in mind when you email us at info@mrmastic.co.uk.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Why it’s worth doing now in Tullos
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Bathrooms and kitchens in Tullos
Tullos is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Aberdeen, the Granite City, has plenty of granite tenements, and in a tenement, a failed seal can reach the flat below.
Homes close to Nigg Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Aberdeen station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. Managing a site like Torry Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the cost of regrouting
The price is agreed before any work begins. It’s based on:
- Whether there’s mould to deal with
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- Whether it has been sealed before
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job

Surface by surface
Shower walls
Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. New grout freshens them up.
The process
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours, or longer for a fully tiled room, and we explain the cure time before we leave. Outside jobs in Tullos need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints
How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Look at the sealant in the corners now and then
- Use gentle cleaners on grout
- Rinse soap off the tiles after each shower
- Have loose tiles looked at early
Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward while the tiles are still sound.
