Window mastic for Tullos homes and businesses

About our window mastic in Tullos

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We’re often asked to deal with hard, cracked sealant around windows and water coming in at the bottom corners of a door, across window sills, patio & French doors and uPVC windows.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. Outdoor work around Tullos depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Advice

Aftercare tips

To keep the joints looking good and working properly:

  • Ventilate rooms so frames do not stay wet inside
  • Don’t use solvent cleaners on the joint
  • Walk round the house once a year and look at the joints
  • Wash the frames with mild soapy water

Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

Why deal with it now?

Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like Tullos, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Why book with us

  • Experience in homes, commercial sites and hotels
  • Neat joints and a tidy finish
  • We never seal over old sealant
  • White, clear, grey or another colour, product permitting

Take a look at our cost guide or what customers say.

What we can’t put right

A few problems are outside what sealant work can do:

  • Damp coming through the wall itself rather than the frame joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Broken hinges, locks or handles

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Tullos: your questions answered

Can you help a landlord with a rental near Aberdeen station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Does living near the coast affect window mastic in Tullos?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are normally the first to need attention.

Can new window sealant be painted?

Most silicone can’t be painted. Let us know beforehand, and we’ll use a paintable product where it suits.

Do you come to Tullos?

Yes. We’re based in Crawley and work across South East England, London and Scotland, Tullos included.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Tullos homes and the weather

Tullos is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

For site and facilities teams at buildings such as Torry Academy, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Nigg Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Tullos is about 1 mile south-east of Ferryhill, in Aberdeen. Wherever you are in the AB12 postcode area, our applicators can take on window mastic. Tullos is one of 63 towns and villages in Aberdeen we cover.

Work in AB12 and AB11 is quoted and booked the same way as anywhere else. Window mastic is available to properties on Minto Avenue, Hillview Road and Kirkhill Road and the roads around them. If you’re just outside Tullos, we cover Altens (1 mile south), Balnagask (1 mile north-east), Torry (1 mile north), Cove Bay (1 mile south) and Footdee (1 mile north). Within a short drive, we also cover Aberdeen (3 miles north-west), Berryden (3 miles north-west), Dyce (7 miles north-west), Tillydrone (3 miles north), Portlethen (5 miles south-west) and Cults (4 miles west).

Do you need window mastic in Tullos?

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

Keep an eye out for these signs:

  • Rain getting in at the frame or under the sill
  • Cracked or shrunken mastic around the frame
  • Cracked sealant at the sill ends
  • Mastic that is falling out in pieces

Rented homes near Aberdeen station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Aluminium frames

Coated aluminium needs a compatible sealant. We use a neutral-cure product.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
