Commercial sealant in Tullos
In student and care accommodation, there are often many near-identical bathrooms. A room-by-room programme keeps the job organised, working around residents and staff routines. Typical jobs include leaking joints in shower rooms and changing areas and tired sealant in let properties, on hotel bathrooms, welfare facilities and office washrooms & kitchens.
For holiday lets, guest houses and community buildings in or near Tullos, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface
Hotel bathrooms
Hotel showers and baths get used and cleaned every day, so joints are finished smooth and sealed with anti-fungal sanitary silicone.
Rental portfolios
Between tenancies is a good time to reseal, so the next tenant moves in to clean, sound joints.
How we quote for commercial sealant
We quote each job individually. These are the things that affect it:
- Any mould that needs treating
- The size of the job
- Any working-time requirements on site
- Whether old sealant or filler has to be cut out
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
Helping us quote
To make quoting easier, let us know:
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- The address or postcode of the job
- Access, such as stairs, a lift or height

Workplaces and buildings in Tullos
For seaside hotels, guest houses and holiday lets around Tullos, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Private landlords in Scotland must meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
Community buildings like Nigg Parish Church are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it. Schools such as Torry Academy are buildings too, and washroom and kitchen sealant can be programmed around term times or opening hours.

What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
How much does commercial sealant cost in Tullos?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can you start early or work out of hours?
That can be arranged. We will confirm the working hours with your quote.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How the visit works
We keep the work tidy and contained to the joints we’re treating. Expect the work to take a few hours for a single washroom, longer for a whole building, and we explain the cure time before we leave. For a place like Tullos, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We walk the site with you and agree the rooms, the order and the hours.
- Room by room, we protect the area and remove all the old sealant.
- We clean the joints, treat any mould and let them dry.
- We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
- Rooms are checked and returned with a cure time so staff know when to use them.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks

Advice
For landlords and businesses
We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Tiles coming off the wall
- Faulty shower valves and leaking traps
- Assessing what fire stopping a building needs
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we’re called out for in Tullos
Commercial buildings settle and move with temperature, and stud walls move more than solid ones. Joints between different materials take the strain.
These are the problems we are asked about most:
- Mouldy bathrooms flagged at a tenancy check
- Leaks from showers into rooms or ceilings below
- Whole floors of tired en suites
- Mouldy washroom sealant that staff and guests notice
