About our window mastic in Footdee
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We are often asked to deal with cracked internal joints between frame and plaster and black, perished sealant on frames, on patio & French doors, composite doors and aluminium frames.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Big or small, you get the same 12-month guarantee in Footdee and across Aberdeen.

What the job involves on each surface
Patio & French doors
Heavy door frames can move more than windows. The sealant must cope with it, where a rigid one would crack.
Composite doors
A composite door normally sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Windows and doors in Footdee
Footdee is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone.
If you live in an older home near St Fittick's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Aberdeen station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Footdee is about 1 mile east of New Aberdeen, in Aberdeen. Jobs in Footdee get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our Aberdeen coverage runs to 63 places, and Footdee is one of them.
Work in AB11 and AB24 works the same way as everywhere else we cover. Whether your property is on Abbey Road, Pilot Square and South Square or anywhere close by, we can help. How we quote for window mastic
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- The type of sealant required
- How many rooms, windows or areas are involved
- Working hours on commercial sites
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it has been sealed before
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
- A few pictures by email, if you can
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Footdee questions
Do you cover smaller places like Footdee?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Aberdeen station?
Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is the new sealant paintable?
Most silicone can’t be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Does the work come with a guarantee?
Yes. All our work carries a 12-month guarantee, and we’re ARBOMaster approved applicators.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Are you insured?
Yes. We are fully insured.
How many windows can you do in a day?
A few frames take a few hours. We confirm the timing with your quote.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Why it’s worth doing now in Footdee
Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
Why Footdee clients choose us

What happens on the day
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Footdee need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Before we arrive
- Move anything stored near the joints
- Mention any leaks or damp you’ve noticed
- Tell us if parking is tricky

What we cannot put right
We won’t take on work that will not last, so these are the limits:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Penetrating damp from a failed cavity tray or render
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Timber windows & doors
- Patio & French doors
- Composite doors
- Aluminium frames
- Window sills
- uPVC windows
What we’re called out for in Footdee
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
The problems people generally mention when they call include:
- Untidy mastic left by window fitters
- Old mastic that has gone black or come away
- Rain getting in at the frame or under the sill
- A bead that does not match the frame
Managing a site like Torry Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
