Remedial sealant for Footdee homes and businesses

About our remedial sealant in Footdee

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. We’re often asked to deal with products that weren’t meant for the joint and thick, messy sealant smeared over tiles, on botched or over-sealed joints, leaking tray & enclosure joints and expansion joints.

In and around a place like Footdee, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When it is not the sealant

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Tiles that have come away from the wall
  • Older mastics that may need an asbestos check before removal
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant

The process

On the day, we look over the joints with you first. Surfaces next to the work are protected before work begins. The work usually takes a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions

Advice

When to call us in Footdee

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing sets the depth and stops that.

It’s worth asking for a quote if you see:

  • Kitchen joints letting water behind the worktop
  • Decorators’ caulk around a bath or shower
  • Movement joints that have split or pulled away
  • Black mould underneath the bead

For landlords with property near Aberdeen station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What your quote should include

  • Which colour the sealant will be
  • What the cure time is
  • How the joint is cleaned and prepared
  • Is VAT in the price?

10 questions to ask before booking

Quotes for remedial sealant in Footdee

You will get a clear quote before work begins. It takes into account:

  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • The old material and how stubborn it is
  • The product the joint needs

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • If someone has resealed it before

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job.

Leave it or put it right?

Ripping out a bathroom isn’t generally needed. If the bath, tray and tiles are sound, remedial resealing generally puts it right. If they’re not, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Footdee questions

Do you take on hotel work around Footdee?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you cover smaller places like Footdee?

Yes, Footdee is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Do you guarantee remedial jobs?

Yes. Our one-year guarantee covers the work, and we are ARBOMaster approved.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can you remove sealant that’s been put over old sealant?

Yes. Both layers come out; new silicone doesn’t bond to old silicone, which is why over-sealing fails.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Footdee, along with the rest of our area.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Check ceilings under showers for marks
  • Ask why a joint failed before redoing it
  • Clean sealant with mild products only
  • Check trays and worktops do not move

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Do not keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

Footdee homes and their sealant

Footdee is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around St Fittick's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Torry Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
