New build mastic for homes and businesses in Footdee

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on windows & doors, bathrooms & en suites and plot handovers, and people most often call us about shower seals failing in the first year or two and gaps opening as the house dries out and settles.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Big or small, you get the same 12-month guarantee.

New build mastic in Footdee: local notes

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too in Footdee and across Aberdeen. We can quote a run of properties together, and we’re fully insured.

Your questions about new build mastic in Footdee

Do you cover Footdee for new build mastic?

Yes, Footdee is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Do you work for landlords with property near Aberdeen station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Is there a guarantee?

Yes, always. There’s a 12-month guarantee on every job, large or small.

Is it normal for sealant to crack in a new home?

Cracking in the first couple of years is common, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.

Where are you based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

Why act early in Footdee

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Around Footdee, water from a failed joint in an older stone home can soak into timber and plaster.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

What you get with us

  • Quality sealants from Arbo and Everbuild
  • ARBOMaster approved applicator
  • A 12-month guarantee on all work
  • We never seal over old sealant

What affects the quote in Footdee

The quote reflects the job in front of us. We look at:

  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • The size of the job
  • How easy the joints are to reach

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

To help us quote quickly, please include:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • If someone has resealed it before
  • Pictures of the joints, sent by email

We do not publish a price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Deciding who is responsible under a builder’s warranty
  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Windows & doors
  • Show homes
  • Skirting & floors
  • Plot handovers
  • Kitchens
  • Bathrooms & en suites

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Don’t seal over failed sealant yourself
  • Keep pictures and emails about snagging items
  • Watch for new gaps as the house dries out
  • Wipe joints with warm soapy water

Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it, which can damage the surface.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.

How it works

At the end, we look at the finished work together. The visit itself usually takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Outdoor work around Footdee depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules

What we’re called out for in Footdee

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.

Keep an eye out for any of the following:

  • Gaps between new skirting and floors
  • Sealant work across a run of new homes
  • Leaking shower tray seals in a new home
  • Worktop and upstand sealant coming away

If you’ve bought a new home near Aberdeen station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • How the surfaces are prepared before sealing
  • Is VAT in the price?
  • What happens if the job turns out different
  • Whether the sealant suits the joint
