New build mastic for homes and businesses in Torry
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. If you have joints pulling apart as timber shrinks and gaps behind new kitchen upstands, we can put it right.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Torry, we cover those floor joints as well as plot mastic for developers.
There’s a 12-month guarantee on every job, whatever its size.

Landlord and commercial work in Torry
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most snagging lists, longer for a run of plots. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Torry, tell us the floor, how the door entry system works and where we can park nearby.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Before we arrive
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area

Advice
Do you need new build mastic in Torry?
Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.
These are the problems we are asked about most:
- Sealant applied over dusty or wet surfaces
- Joints pulling apart as timber shrinks
- Smeared, uneven beads picked up at snagging
- Gaps between new skirting and floors
Around Torry, as everywhere, new build mastic is only as good as the preparation behind it.

Plot handovers
Send us the schedule and any sealant specification for a quote. Sealant work across the plot is covered.
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
How we quote for new build mastic
Every job gets its own quote. This is what makes a difference:
- The old material and how stubborn it is
- Whether the work is at height
- The type of sealant required
- How much there is to do
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
- Photos by email, if that’s easy
We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.
How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Wipe joints with warm soapy water
- Open a window or run the fan after bathing
- Keep water off fresh sealant until it has cured
- Look at the sealant regularly in the first couple of years
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers to help keep mould away.
Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.

Is new build mastic in Torry guaranteed?

Do you use white or clear sealant?
It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We will agree it with you first.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Is it normal for sealant to crack in a new home?
A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.

Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
