Surface by surface

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out with baths filled first.

Skirting and floors

Wet-area floor joints need a flexible seal. We seal them with a sealant suited to wet areas.

New build mastic in Altens, done properly

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly instead of bonding to the dust. If you have kitchen sealant that has pulled off the wall and cracks appearing as a new home settles, we can help.

New flats and houses are still being built in and around Scotland’s cities, and new-home owners often find sealant snags in the first year or two.

There’s a 12-month guarantee on every job.

How it works

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the number of plots. Inside a flat in Altens, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit

Common questions in Altens

What guarantee comes with new build mastic in Altens?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near Aberdeen station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can you do plot mastic on a new development?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we will quote.

Do you use white or clear sealant?

White and clear are the most common, but other colours are available. We choose one to suit the room.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Where do you work from?

We work from Crawley. We cover Altens and the rest of Aberdeen, along with the rest of our area.

How long will you be here?

A typical job takes anything from a few hours to several days, depending on the number of plots, including the preparation. Your quote will say how long we expect yours to take.

Who should fix failed sealant in a new build?

If you’re still within the builder’s snagging or warranty period, report it to them first. If it isn’t sorted, or keeps failing, get in touch with us.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Raise failed sealant with the developer while you are covered
  • Get a leaking seal dealt with straight away
  • Use the extractor fan every time you shower
  • Clean sealant with mild detergent, not abrasives

Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry and can be resealed later.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left over time.

New build mastic in Altens: local notes

Altens is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For new homes near Aberdeen station, it’s worth checking the sealant early, while snags are still fresh. In and around Altens, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Why act early in Altens

For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time. In a tenement flat in Altens, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Why Altens customers choose us

  • Colour agreed with you before any work starts
  • White, clear, grey or another colour, product permitting

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Leaking fittings rather than failed sealant
  • Damaged fittings that need replacing
  • Your warranty claim itself, which is between you and the builder

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
