External mastic near Altens

External mastic for homes and businesses in Altens

On houses, flats and commercial buildings across Altens, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We’re often asked to deal with failed seals between different materials and plants rooting in failed movement joints, across render & cladding joints, joints between brick and frames and copings & trims.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. In Altens, work on shared parts of a tenement is normally agreed between owners, often with a factor arranging it.

Our work is backed for twelve months, in Altens and everywhere else we cover.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and does not last so it’s worth doing right. Scottish rain finds any gap around a frame or wall joint, and in Altens, damp can spread through stone and plaster before anyone sees it.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Why us?

  • Neat joints and a tidy finish
  • Domestic, commercial and hotel work
  • Old sealant always removed completely
  • An ARBOMaster approved applicator

Surface by surface

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.

Altens buildings and the weather

Altens is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Friendville (about 2.4 miles north-west) nearby, there’s older building stock in the area around Altens as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you look after a building such as Lochside Academy, larger buildings have long runs of movement joint that eventually need resealing. Letting a property close to Aberdeen station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

Signs you need external mastic in Altens

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

Look out for any of the following:

  • Rain getting behind render or cladding at a joint
  • Gaps where render, brick and frames meet
  • Old sealant gone brittle and cracked
  • Joints with sealant missing in places

Homes close to Nigg Parish Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What your quote should include

  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared
  • What insurance they hold
  • How long the guarantee is

Choosing a sealant specialist

Landlord and commercial work in Altens

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Altens: your questions answered

How is work on the outside of a tenement in Altens generally arranged?

Shared parts of a tenement, such as the roof and outside walls, are generally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

I let a flat near Aberdeen station. Can you help?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

When is the sealant fully cured?

It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Are you fully insured?

Yes. Full insurance covers our work.

Should I point up the gap in my brickwork?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months, wherever you are.

The process

There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours to a few days, depending on the length of joint and the access. Parking in city streets around Altens can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Working hours on commercial sites
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Where the property is
  • The rough size of the job
  • Whether it’s a home or a business
  • If someone has resealed it before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.
