Do you need external mastic in Balnagask?

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

Keep an eye out for these signs:

  • Joints with sealant missing in places
  • Damp patches traced to an open external joint
  • Panel joints letting water in
  • Sealant that has lost its bond to the brick or render

If you live in an older home near St Fittick's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions to ask before booking

  • What preparation is included
  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • Whether they’re fully insured

Our hiring checklist

About our external mastic in Balnagask

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render. If you are dealing with joints with sealant missing in places and moss and dirt in joints with no sealant left, we can help.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Balnagask, those joints dry out over time and let water in behind the render or cladding.

All our work is covered by a one-year guarantee.

What the job involves on each surface

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly where it can be done safely.

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.

Outside joints around Balnagask

Balnagask is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone.

If you look after a building such as Torry Academy, larger buildings have long runs of movement joint that eventually need resealing. Rented homes near Aberdeen station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Leave it or put it right?

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last. Private landlords in Balnagask must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of joints, longer for a whole elevation, and the area is left clean. For a tenement in Balnagask, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Advice

Aftercare tips

Aftercare is simple:

  • Keep water from gutters off the wall
  • Point out the joints to other trades
  • Leave the joints unpainted unless we’ve said otherwise
  • Clear growth from the base of walls and joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Once a joint cannot move, the wall finds another way, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Balnagask questions

Who arranges sealant work on the shared parts of a tenement in Balnagask?

The owners of the flats generally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Do you work for landlords with property near Aberdeen station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so the joint between them must be flexible. We choose one that suits both surfaces.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

What is a movement joint?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
