About our external mastic in Cove Bay

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on concrete & block, brickwork movement joints and render & cladding joints, and the jobs we see most are hard, crazed mastic that has stopped moving and joints pointed up with cement by mistake.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Cove Bay, those joints dry out over time and let water in behind the render or cladding.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Common questions in Cove Bay

How is work on the outside of a tenement in Cove Bay usually arranged?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

Does living near the coast affect external mastic in Cove Bay?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall. Exterior sealants come in a good range of colours.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges.

Can you seal joints between two different materials?

Yes. Different materials move at different rates, so the joint between them must be flexible. We choose one that suits both surfaces.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels
  • Subsidence or other structural problems

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Façade panels
  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Fix overflowing gutters above sealed joints
  • Point out the joints to other trades
  • Look over the joints every year, ideally after winter
  • Leave the joints unpainted unless we have said otherwise

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The number and length of the joints
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and send you a clear quote before we start.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

If you’re in Cove Bay and need external mastic, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.

What happens if it’s left?

Sealing over the top of old mastic doesn’t hold for long. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Cove Bay, damp can travel a long way before it shows.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

External mastic in Cove Bay: local notes

Cove Bay is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Your title deeds say which parts are shared.

In the older streets around St Mary's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you look after a building such as Lochside Academy, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Aberdeen station? Then split movement joints are easy to miss on a rental until damp shows inside.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In a city area like Cove Bay, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
