Common questions in Altens
Can a failed shower seal in a tenement flat in Altens leak into the flat below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.
Do you work for landlords with property near Aberdeen station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
How long will you be here?
Most jobs take anything from a few hours to a full day, depending on the area. We will confirm how long when we quote.
Do you guarantee regrouting?
You get our 12-month guarantee on every job. We are also fully insured.
Can you regrout just the shower?
Yes, that’s common. Shower grout tends to go before the rest, so it’s often the only area that needs doing.
Are you insured?
Yes, we are fully insured for domestic and commercial work.
What goes in the corners, grout or silicone?
We seal corners with silicone. They move slightly, and grout there cracks.
Will the sealant be renewed as well as the grout?
Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.
Regrouting in Altens, done properly
When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. If you have cracked grout along the bath or tray and grout that stays dark however much it’s cleaned, we can help, on shower walls, tiled floors and wet rooms alike.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Altens as anywhere in the city.

What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- A leaking shower valve or waste
- Loose tiles, which need refixing first
- Cracked or broken tiles
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
Surfaces we seal
- Shower walls
- Bathroom floors
- Bathroom wall tiles
- Wet rooms
- Tiled floors
- Kitchen splashbacks
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Leave it or put it right?
Regrouting will not help where tiles have come away. We’ll tell you before any work starts so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Private landlords in Altens must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Use gentle cleaners on grout
- Use a squeegee on the tiles after showering
- Avoid neat bleach and strong acid descalers on grout
- Don’t ignore a tile that feels loose
Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
Common problems we fix in Altens
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.
Signs it’s time to call us include:
- Dirty, worn grout on a tiled floor
- Old grout in a dated colour
- Discoloured grout on otherwise sound tiles
- Kitchen splashback grout stained by grease
For site and facilities teams at buildings such as Lochside Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What your quote should include
- How the joint is cleaned and prepared
- Whether VAT is included
- Whether you can choose the colour
- What the cure time is
How the visit works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours, or longer for a fully tiled room. Parking in city streets around Altens can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Keep children and pets away from the work area
- Clear the area around the work
- Tell us if parking is tricky

Altens is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair.
