Need remedial sealant in Altens?

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Have loose fittings fixed before resealing
  • Don’t add new sealant on top of old
  • Do not wait for a small gap to become a leak
  • Use a soft cloth, not a scourer, on silicone

Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

Remedial sealant in Altens

Movement and expansion joints fail when the sealant can’t stretch. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. We’re often asked to deal with torn expansion joints and caulk or the wrong sealant used in a wet area, across leaking tray & enclosure joints, expansion joints and botched or over-sealed joints.

Altens is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

We stand behind the work with a one-year guarantee.

Altens homes and their sealant

Altens is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

If you let a flat or house near Aberdeen station, botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Lochside Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Nigg Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Altens is about 2 miles south-east of Ferryhill, in Aberdeen. Anywhere in AB12, we can carry out remedial sealant at your property. Across Aberdeen, we cover 63 places, Altens among them.

What happens if it’s left?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it, and the joint treated and dried before resealing. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Altens, damp can travel a long way before it shows.

Honest limits

In fairness, there are a few things sealant will not fix:

  • A cracked shower tray or bath (that needs repair or replacing)
  • A bath, tray or worktop that moves until it’s properly fixed
  • Water damage behind tiles that needs a tiler

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Expansion joints
  • Leaking tray & enclosure joints

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How we quote for remedial sealant

We quote each job individually. This is what makes a difference:

  • The type of sealant required
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

Combining jobs into one visit is usually more efficient than separate visits. We will give you a clear quote for the lot.

What we need to know

Before you ask for a quote, have a think about:

  • Photos by email, if that is easy
  • The rough size of the job
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Altens questions

Can you help a landlord with a rental near Aberdeen station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

I’m in a tenement in Altens. Could worn sealant affect the flat downstairs?

It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

What if resealing will not fix my leak?

That is why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you cover Altens?

We do. Our applicators work in Altens, and the service is the same as everywhere else.

Someone sealed over the old bead. Can you fix it?

Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.

How long before the joint can be used?

Cure times vary by product. Before we leave, we’ll tell you the cure time.

Work for landlords, hotels and businesses

Landlords and agents in Altens can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. In a city area like Altens, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
