Cove Bay questions
How is work on the outside of a tenement in Cove Bay usually arranged?
Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.
Can you help a landlord with a rental near Aberdeen station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
What guarantee comes with the work?
Our one-year guarantee covers every job.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected.
What is sand mastic?
It’s a mix of sand and a linseed-oil-based binder. It’s built up in the joint by hand and shaped to suit the surround.
Can I choose the sealant colour?
Most of the time, yes. We’ll explain which colours are available and agree one before work begins.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you work in Cove Bay?
Yes. We’re based in Crawley and work across South East England, London and Scotland, Cove Bay included.
How we handle sand mastic in Cove Bay
A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. We work on sash and case windows, timber door frames and brick reveals, and people most often call us about draughts and rain around sash boxes and mastic round period door frames that has failed.
Older stone-built tenements in Scotland’s cities were built with sash and case windows, though many have since been replaced. Whether you are in a tenement flat or a house in Cove Bay, the joint between frame and wall is what keeps the weather out.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Why deal with it now?
An open joint round the frame lets weather in. Water can get to the frame and the masonry, so dealing with it now protects both. Scottish rain finds any gap around a frame or wall joint, and in Cove Bay, damp can spread through stone and plaster before anyone sees it.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Avoid heavy scraping on the mastic joint
- Clear gutters so water doesn’t pour onto the windows
- Avoid patching sand mastic with silicone
- Sort the mastic before the decorators arrive
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.
What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a single window, longer for several. For a tenement in Cove Bay, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises

Sand mastic in Cove Bay: local notes
Cove Bay is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Historic houses like Friendville (about 2.6 miles north-west) are a reminder that the area around Cove Bay has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around St Mary's Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Aberdeen station, cracked sand mastic around sash windows lets in the draughts tenants complain about. Managing a site like Lochside Academy? Then the mastic around its windows and doors needs looking after like any other building’s.
