About our sand mastic in Tillydrone

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. If you are dealing with gaps round a timber door in stone or brick and patchy fillers round a sash window, we can help, whatever the surface.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Tillydrone.

Your job is guaranteed for a year, as with all our work.

Tillydrone questions

How is work on the outside of a tenement in Tillydrone usually arranged?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.

Can you help a landlord with a rental near Aberdeen station?

Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Do you work in Tillydrone?

We do. Our applicators work in Tillydrone, and the service is the same as everywhere else.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you match the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.

What does sand mastic cost?

Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Quotes for sand mastic in Tillydrone

The quote reflects the job in front of us. We look at:

  • Whether the work is at height
  • The type of sealant required
  • The number and length of the joints
  • How many areas need sealing

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before we start.

Helping us quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • The type of property
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.

When something else is needed

A few problems are outside what sealant work can do:

  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Masonry that needs repairing

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Sash and case windows
  • Brick reveals
  • Tenement windows
  • Stone surrounds
  • Timber door frames
  • Period & listed homes

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clear gutters so water doesn’t pour onto the windows
  • Go gently near the mastic when preparing windows
  • Ask a joiner to look at soft timber first
  • Avoid patching sand mastic with silicone

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

Surface by surface

Stone surrounds

Old stone surrounds are often uneven, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Sash and case windows

A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.

What happens if it’s left?

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Inside a flat in Tillydrone, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

How to get a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

What sand mastic looks like in Tillydrone

Tillydrone is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone.

If you live in an older home near St Joseph's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Letting a property close to Aberdeen station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. Managing a site like St Machar Academy? Then its window and door frames need their mastic kept sound, just like a home’s.
