Landlord and commercial work in Portlethen
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Sand mastic for homes and businesses in Portlethen
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant, and we’ll talk through which suits your home. We’re often asked to deal with weathered mastic on the most exposed windows and wind and rain getting in round a sash window, across sash and case windows, tenement windows and period & listed homes.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Leave it or put it right?
An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Get any rot dealt with first
- Go gently near the mastic when preparing windows
- Check the mastic when you check the paintwork
- Sort the mastic before the decorators arrive
Don’t run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
Portlethen questions
Is sand mastic in a coastal place like Portlethen any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Will you come out to Portlethen?
Yes, Portlethen is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
How long will you be here?
As a guide, most jobs take anything from a few hours to a full day, depending on how many windows. Larger jobs naturally take longer.
Do I need permission for sand mastic on a listed building?
Yes, it’s worth checking. Ask your local planning authority whether consent is needed for listed or conservation-area properties.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
How much does sand mastic cost in Portlethen?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.
What affects the quote in Portlethen
The price is agreed before any work begins. It’s based on:
- Any mould that needs treating
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- The type of sealant required
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
What to tell us for a quote
To help us quote quickly, let us know:
- The type of property
- A few pictures by email, if you can
- Whether it has been sealed before
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
Do you need sand mastic in Portlethen?
Shallow joints are a common cause. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.
Look out for these signs:
- Mastic that needs renewing before redecorating
- Mastic dropping out of the joint
- Cracked mastic round a front door frame
- Patchy fillers round a sash window
In the older streets around Portlethen Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Frames and glazing around Portlethen
Portlethen is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Aberdeen is known as the Granite City, and sealing against granite needs clean, sound edges and a sealant that suits stone.
For landlords with property near Portlethen station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Portlethen Primary School, its window and door frames need their mastic kept sound, just like a home’s.

How it works
The work is kept neat and contained to the area we’re working on. Expect the work to take anything from a few hours to a full day, depending on how many windows, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The mastic is finished to sit tidily against the stone or brick.
How to prepare
- Clear items away from the joints we are working on
- Try not to wet indoor joints just before the visit
- Mention any tricky access
