External mastic for Craigo homes and businesses

Craigo buildings and the weather

Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In the older streets around Aberluthnott Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. Rented homes near Montrose station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

External mastic for homes and businesses in Craigo

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with plants rooting in failed movement joints and sealant that has lost its bond to the brick or render, we can help, whatever the surface.

In and around a place like Craigo, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

What we can’t put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Movement that is more than a sealant joint can take
  • Walls that need new movement joints cut into them
  • Loose or hollow render, which needs re-rendering

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Façade panels
  • Copings & trims

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How it works

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Craigo need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Tell us about any water getting in
  • Move anything stored near the joints
  • Mention any tricky access

Advice

Surface by surface

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep high-pressure jets off the joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Get split or bare joints resealed while the damage is small
  • Check external joints each spring

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Landlord and commercial work in Craigo

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Common questions in Craigo

I let a flat near Montrose station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Is Craigo in your area for external mastic?

Yes. We work across all of Scotland, and Craigo is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Should I point up the gap in my brickwork?

No, not where the gap is a movement joint. Filling it with mortar defeats its purpose. We will reseal it with a flexible sealant.

Why act early in Craigo

A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. Around Craigo, water from a failed joint in an older stone home can soak into timber and plaster.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
