External mastic for St Cyrus homes and businesses

External mastic in St Cyrus, done properly

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the line blends in. If you have old sealant gone brittle and cracked and panel joints letting water in, we can help.

In and around a place like St Cyrus, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Leave the joints unpainted unless we have said otherwise
  • Keep movement joints as flexible joints, not mortar
  • Wash walls gently around the sealant
  • Point out the joints to other trades

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it isn’t the sealant

It helps to know what we can’t do too:

  • Loose or hollow render, which needs re-rendering
  • Structural movement, which needs a surveyor or engineer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Façade panels

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

What affects the cost of external mastic

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • The number and length of the joints
  • Access and height
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Helping us quote

What to tell us when you ask for a quote:

  • A few pictures by email, if you can
  • The rough size of the job
  • Whether it has been sealed before
  • The type of property

We don’t publish a price list. Instead, we give you a clear quote for your job. To get started, email us at info@mrmastic.co.uk.

What happens on the day

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. Somewhere like St Cyrus may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can

Walls and rooflines in St Cyrus

St Cyrus is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Montrose station, split movement joints are easy to miss on a rental until damp shows inside.

St Cyrus is about 4 miles north-east of Montrose, in Aberdeenshire. We carry out external mastic for homes and businesses in St Cyrus and the surrounding area, as part of our work across Aberdeenshire. St Cyrus questions

Is external mastic in a coastal place like St Cyrus any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

I let a flat near Montrose station. Can you help?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long does external mastic last?

There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.

What’s an expansion joint in brickwork?

Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

What does external mastic cost?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

Can you match the colour of my brickwork?

We choose a sealant colour to suit the brick, stone or render. There’s a wide choice of exterior colours.

What we’re called out for in St Cyrus

Some movement joints have been pointed up with mortar. The joint cannot move, so the wall cracks somewhere else instead.

People generally contact us when they notice something like this:

  • Rain getting behind render or cladding at a joint
  • Leaking joints around cladding and façade panels
  • Sealant that has lost its bond to the brick or render
  • Rigid filler in a joint that should flex

In the older streets around St Cyrus Uf Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
