Glazing silicone for homes and businesses in St Cyrus

Glazing silicone is a maintenance item. Weather and movement take their toll and cracked joints let water in. Resealing puts that right. Common call-outs are for black or yellowed silicone on glass joints and rooflight joints letting water in, across conservatory frames, glass balustrade bases and shower screens.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All of our work is guaranteed for twelve months.

Why deal with it now?

Replacing a conservatory roof is major work. Where the water is getting in through sealant, resealing is far simpler. If it’s the roof itself, we will tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • Domestic, commercial and hotel work
  • One-year guarantee on every job
  • A choice of colours where the product allows

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

What happens on the day

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes anything from an hour or two to most of a day, depending on the size of the job for a typical job. Somewhere like St Cyrus may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Preparing for the visit

  • Mention any tricky access
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

St Cyrus: your questions answered

Is glazing silicone in a coastal place like St Cyrus any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Will you come out to St Cyrus?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords and businesses?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

What sealant do you use on glazing?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone and anti-fungal silicone in wet areas.

Do you seal glass balustrade bases?

We can. The old sealant is removed and the joint resealed using a sealant that suits the materials.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Windows and doors in St Cyrus

St Cyrus is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Rented homes near Montrose station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. For an older house near a landmark such as St Cyrus Uf Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Cracked or broken glass
  • A frame that needs repairing or replacing

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Conservatory frames
  • Rooflights
  • Glass-to-glass joints
  • Glass balustrade bases
  • Glass-to-frame joints
  • Shower screens

What affects the cost of glazing silicone

Call for a quick quote. What matters most is:

  • How many areas need sealing
  • How easy the joints are to reach
  • The old material and how stubborn it is
  • The number and length of the joints

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

Helping us quote

When you call or email, these details help:

  • Photos by email, if that is easy
  • How we’d reach the joints
  • Where the property is
  • The rough size of the job

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.

Different surfaces, different methods

Shower screens

A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.

Rooflights

Rooflight leaks can come from the sealant or the roof. We check which it is.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep air moving in the conservatory
  • Avoid scraping close to the bead
  • Avoid strong solvents on or near the sealant
  • Check the silicone on glass every year or so

Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.

A small conservatory leak soon spreads. Water travels along the frame and into the wall so it’s best dealt with straight away.
