Glazing & conservatory sealant in Ferryden, Aberdeenshire
Problem with your glazing joints in Ferryden? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Cracked silicone between glass panels
- Sealant that was laid over old silicone and failed
- Water escaping where a screen meets the wall
What we do, step by step
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for most jobs in most cases. Outside jobs in Ferryden need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We look at the glazing and agree which joints need resealing.
- We cut away the failed silicone.
- The surfaces are cleaned with a suitable solvent.
- New glazing silicone goes in and is finished neatly.
- We inspect the work and test it where we can.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Plan for the work area to be out of bounds to pets and children
- Move anything stored near the joints

Advice
About our glazing silicone in Ferryden
Frameless shower screens rely on sealant to keep water in. The joint down the wall and the one along the tray are common leak points, and we reseal both. We work on conservatory frames, glass balustrade bases and glass-to-glass joints, and people most often call us about water running down inside the glass and glass-to-glass joints that have split.
Outdoor sealant needs a dry surface, so window work around Ferryden is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Frames and glazing around Ferryden
Ferryden is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on glazing joints and frame seals, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
In the older streets around Inchbrayock U.F. Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Managing a site like Montrose Academy? Then its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Montrose station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Ferryden: your questions answered
Can you help a landlord with a rental near Montrose station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover smaller places like Ferryden?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
When is the sealant fully cured?
Different products cure at different speeds, so please follow the time we give you when we finish.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you replace glass?
No. A misted unit has failed inside, and a glazier needs to replace it.
Do you guarantee glazing sealant work?
Our 12-month guarantee covers every job.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Surface by surface
Glass-to-frame joints
We cut the old silicone from the glass without scratching it before new glazing silicone goes in.
Rooflights
Rooflights get the full force of the weather. The sealant around the glass and frame wears faster than most.
Honest limits
We will not take on work that will not last, so these are the limits:
- Glass that needs replacing
- Water coming through the roof rather than a sealant joint
- A sealed unit that has misted inside
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
What happens if it’s left?
Fixing a leaking screen early protects what’s underneath. Water from a failed joint can soak into the floor before it shows. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Keeping the joints in good condition
So the new joints stay in good condition:
- Act on drips or damp patches early
- Run a squeegee over the glass when you’re done
- Use gentle products around the joints
- Open vents or windows to let moisture out
Keep the new joints dry for as long as we advise. From then on, a mild glass cleaner is all it needs.
Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below before you spot it.
