Landlord and commercial work in Ferryden
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
About our regrouting in Ferryden
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Whatever the size, the method stays the same. We are often asked to deal with corners filled with grout instead of silicone and greasy, stained grout behind the hob, on wet rooms, kitchen splashbacks and bathroom wall tiles.
A bathroom in a place like Ferryden gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a shower enclosure, longer for a whole room. Outside jobs in Ferryden need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Getting ready for the visit

- Let us know about earlier repairs to the joints

Questions from Ferryden
Can you do regrouting in Ferryden?
Yes. We work across all of Scotland, and Ferryden is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Ferryden?
Yes. Ferryden is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What does regrouting cost?
Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
Do you grout the corners?
Silicone. Grout is for the joints between tiles and moving joints need sealant.
Do you work for letting agents?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Different surfaces, different methods
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.
What affects the cost of regrouting
There’s no set price list, because jobs vary so much. What we look at:
- The old material and how stubborn it is
- Whether the work is at height
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
Before you ask for a quote, have a think about:
- If someone has resealed it before
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- A few pictures by email, if you can
For regrouting in Ferryden, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
Why deal with it now?
Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What we are called out for in Ferryden
Hard water and soap leave a film on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
Most people get in touch when they notice something like this:
- Grout that makes sound tiles look old
- A grout colour that no longer suits the room
- Floor grout that will not come clean
- Corners filled with grout instead of silicone
Schools such as Montrose Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before you book
- Is VAT in the price?
- How long the guarantee is
- How the joint is cleaned and prepared

Ferryden homes and their sealant
Ferryden is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near Montrose station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. In the older streets around Inchbrayock U.F. Church, walls and floors in older homes can move, and sealant and grout show it first.
